Sisters Woodlands Master Planned Development

In December 2021, the Sisters Planning Commission approved a request for a development project on the former Forest Service Property located at 201 N Pine Street – called Sisters Woodlands. The property is approximately 31.56-acres in size.

The applicants – Paul Schneider and Paul Hodge, received approval of Master Plan, Subdivision, and Cottage Development applications (City File Nos. MP 21-01, SUB 21-01, V 21-01) to allow for a 186-lot mixed use development. The approval is for approximately 359 residential units in the form of cottages, townhomes, apartments, and mixed-use commercial/industrial and residential buildings, including approximately 44,000 sf of commercial/light industrial space. The proposal also includes 4.26 acres of park space. The applicant received variances for setbacks and lot size on several lots to preserve significant trees.

Project Updates -- as of July 29, 2022:

  • Phase One of the master planned Subdivision is pursuing Final Plat Review by the City.
  • 18 cottage dwelling lots are under building permit review by the City and County.
    • HB 2306 allows for early building permit review for master planned subdivisions.
